Our rates and availability are updated in real time. You’ll be booking directly with us, the owners, and not through a third party vacation rental site that adds fees to our rates.
Is the wifi fast?
Yes! We’d have it no other way. All of our properties have broadband speeds of 100mbps or faster and mesh routers for full great coverage. So now you’ll need another excuse to get out of that Zoom.
Can I charge my Tesla?
All of our villas feature complimentary high-speed Tesla chargers.
Is each home private?
Oh yes. Our 3 houses are side-by-side but completely separate and private homes. Each house is walled, gated and hedged for complete privacy. Every home has its own pool, spa and fire pit. No amenities are shared between homes.
Is the pool or anything else shared?
No way. Each of our three homes has its own pool, spa and fire pit and no amenities are shared between them.
Is the pool heated?
Yes! If you wish to heat the pool, the charge is $139/night for the duration of your stay. Most of our guests heat the pool for stays from November through May.
Does every bedroom have a private bathroom?
Yes. Every bedroom has an en suite bath so you can enjoy your privacy as well as time together with your group. Each villa also features a separate powder room, the 6th bathroom, located off of the central pavilion near Bedroom 3. Each bath is light and bright and features oversized counter to ceiling mirrors. Bathrooms feature luxurious oversized Vox sinks by Kohler, brand new Upton Lav faucets, shower trims by Toto, dual flush Toto toilets and oversized 6-foot mid century style tiled showers with Speakman Hotel Lux shower heads.
Do you offer monthly rates?
Yes, and they’re more popular than ever. The simplest way to find monthly availability is to contact us. Just let us know your approximate arrival and desired length of stay.
What is the cancellation policy?
If you cancel up to 60 days before your trip, you agree to pay 50% of the reservation total plus applicable taxes. If you cancel fewer than 60 days before Check In, you agree to pay 100% of the reservation cost including taxes.

Do you allow animals?
Sometimes! We’ll consider allowing an animal but please contact us before you book. If authorized, the fee is $495/animal/stay.
What if I need to cancel… travel insurance?
We strongly recommend purchasing travel insurance to protect your investment. The folks over at Insure My Trip do a great job helping you select the right plan.
What is in each bedroom and bathroom?
Each bedroom was designed as a luxury suite, ideal for up to two guests. All bedrooms have a private en suite bathroom and door to the outside.
The Palms at Park Villas have 1 King and 4 Queen bedrooms, one of which features a kitchenette.
5 Palms Estate has 1 King bedroom, 4 Queen bedrooms and 1 bedroom that can be set up as either 2 Twins or 1 King.
What are the differences between Villa 70 and Villa 14?
There are virtually no differences between the two villas. Each share the exact same layout and amenities. We constantly forget which one we're in.
What is the maximum occupancy?
Per Palm Springs law, the maximum occupancy of any vacation rental is 2 people per bedroom up to a maximum of 12 people, no matter how large the home is.
That means:
5 Palms Estate (6 Bedrooms) can sleep 12 people plus 2 children 12 or younger.
No house in Palm Springs can sleep more than this one, no matter the size!Villa 14 (5 Bedrooms) can sleep 10 people plus 2 children 12 or younger
Villa 70 (5 Bedrooms) can sleep 10 people plus 2 children 12 or younger
If you expect daytime visitors during your stay beyond the numbers above, that may be possible for up to 4 people but it isn’t something we allow by default. If this is the case, please contact us to discuss your stay.
What is provided?

Drip coffee maker with regular (not cone) filters plus a Keurig coffee maker for K-Cups

We provide starter supplies and bath amenities. If you don’t choose to have daily housekeeping, you will need to bring or buy more supplies.
What are the noise laws in Palm Springs?
Every vacation rental in Palm Springs is subject to strict city laws (Palm Springs Municipal Code 5.25 / Ordinance 1918):
• No music can be played or heard outside at any time.
• During the day, outdoor voices need to be kept at normal conversation level. Talking, laughing and enjoying Palm Springs with your group is completely expected. Screaming, and loud vulgarity are not.
• After 10pm, no one can be outdoors. Our homes are brand new and perfectly insulated so there are no concerns at all about indoor noise with the doors closed.
These city rules apply to every rental home in Palm Springs. Thanks for your understanding and we look forward to welcoming you!
Can I have a party?
No. We are located in a beautiful, quiet, historic Palm Springs neighborhood and we go to great lengths to respect our neighbors. All vacation rentals in Palm Springs are subject to strict noise and occupancy rules. Over occupancy, noise or any activity that could disrupt neighbors is strictly prohibited. Palms at Park is a perfect setting for those seeking a luxurious and relaxing getaway, but not for events or loud gatherings.
Can we rent more than one of the three adjacent homes?
Yes! Make separate reservations for each house here or give us a ring at +1 (760) 558-7100 and we'll take care of it for you. Each home rental will require a separate Rental Agreement and Responsible Party.
Do you offer maid service?
Yes, and many of our guests take advantage of this optional service for an added fee. The team will work quickly and quietly around you and your guests if you are home during the service.
What happens when we arrive?
Prior to your arrival, our local team will reach out to coordinate your arrival time. When you arrive, our concierge will be there to meet you, introduce you to the home, and leave you with the keys.
What is the dining table situation?
Each of the Palms at Park Villas has seating for 10 people around the dining table and an additional 6 seats at the 2 islands.
At 5 Palms Estate, the live edge dining table comfortably seats 12 and the island seats 6.
Outdoors, every house has a dining table that seats 6 to 8 plus an extra table that seats 4 more.
Each house has service for 12.
Do you ever rent out individual rooms?
No. Although the amenities and services at Palms at Park were inspired by a fine hotel experiences, we're not a hotel! Palms at Park is made up of three adjacent luxury vacation rental homes that are completely private from one another when rented separately. Each has it's own pool, spa, fire pit, grill and fully walled and gated outdoor space. Nothing is shared between the homes, they're just neighbors to one another.
Does each house have its own pool?
Yes!
The Palms at Park villas each have private 42 x 12 foot pools with two wet decks, oversize spa and fire pit.
5 Palms Estate has a private 40 x 20 foot pool with oversized wet deck, spa and large fire pit.
What restaurants should we hit?

Can we have food delivered?
Yes! All the usual suspects deliver in Palm Springs including Doordash and Grubhub. (These links should give you a discount if you’re a new customer.)
What are the best Grocery Stores nearby?
You will not be lacking for provisions. Check out our rundown of stores just minutes from your villa.
What airport should I fly into?
Palm Springs International Airport (PSP) is by far the easiest and most pleasant option if you can swing it. Your vacation will start the moment you enter this open-air Wexler-designed masterpiece. Best yet, it's just 7 minutes from any of our homes.
If PSP doesn't work for you, Los Angeles International Airport (LAX) is just 2 hours away and Ontario (ONT) is just over an hour.
Where is Palms at Park located in Palm Springs?
All of our properties are located in prime, central Palm Springs only 7 minutes from the airport and 3 minutes from downtown and the uptown design district. We’re in the historic center of the city and importantly not in the notoriously windy north side of town.
Is there a washer and dryer?
Yes, and we provide a starter amount of laundry pods.
Do you allow weddings?
Weddings usually involve outside guests and noise that wouldn't be appropriate for a residential neighborhood so, like all vacation rentals in Palm Springs, we don't allow them. For your ceremony or reception, we recommend looking for an event space. We can help with that.However, when it comes to accommodations, Palms at Park is the perfect place to house your wedding guests! We've had the honor to host many very successful wedding groups. Most choose to house guests like family or the wedding party at Palms at Park because the property provides the best of a fine hotel (e.g. hotel style rooms with private baths for each guest or couple) plus incredible indoor outdoor space to come together. With 42-foot pools, oversized hot tubs, fire pits and complete walled, gated privacy, staying together in a private resort will add an incredible layer to the experience.
